Why AC units leak

Every split or central AC unit removes moisture from the air as it cools, and that condensation is supposed to drain away through a small pipe to the outside. Over months of use, dust, algae growth and general debris build up inside that drain line until it's partially or fully blocked. Once that happens, condensation backs up inside the unit and starts dripping from the front, running down a wall, or in worse cases, tracking into the ceiling void above an apartment and staining the ceiling below.

A leak repair visit starts with tracing where the water is actually coming from, not every leak is the drain line. We check the drain pan for cracks or overflow, the drain line itself for blockages, the insulation around the refrigerant lines for wear that can cause condensation to form outside the pipe, and the unit's installation angle, since a drain line that isn't sloped correctly will never drain properly no matter how clean it is.
